📊 GTA Real Estate Market Update | April 2026

The Greater Toronto Area housing market is sending mixed signals this spring — and the data tells a nuanced story worth paying attention to.

🏠 SALES ARE BOUNCING BACK
GTA REALTORS® reported 5,039 home sales in March 2026 — a 1.7% increase year-over-year, marking the first annual sales gain in six months. Month-over-month, that's a sharp 30%+ improvement from February. Encouraging signs of seasonal momentum.

💰 PRICES REMAIN UNDER PRESSURE
The average GTA selling price came in at $1,017,796 — holding just above the $1M mark, but still down 6.7% compared to March 2025. Year-over-year declines vary by property type:
• Detached: $1,342,375 (↓6.7% YoY)
• Semi-Detached: $1,008,246 (↓9.3% YoY)
• Freehold Townhomes: $931,740 (↓6.9% YoY)
• Condo Apartments: $620,479 (↓9.0% YoY)

Condos continue to bear the brunt of the slowdown, with investor demand still largely absent.

📉 SUPPLY TIGHTENING — BUT SLOWLY
New listings dropped 16.7% year-over-year to 14,442 in March, while the sales-to-new-listings ratio (SNLR) sits at ~35% — firmly in buyer's market territory, but tightening compared to this time last year.

🌐 THE BIGGER PICTURE
Affordability and economic uncertainty remain the market's two biggest headwinds. U.S. tariffs, a softening labour market, and elevated price-to-income ratios are keeping many buyers cautious. CMHC projects Canada's GDP will grow just 0.7% in 2026 — one of the weakest years outside a recession. Buying intentions in the GTA have dipped to 22% of households surveyed, down from 27% in 2025.

Still, there are reasons for measured optimism: prices have stabilized for two consecutive months, detached homes are showing relative strength, and TRREB notes that "if market conditions continue to tighten... selling prices could start levelling off" through the rest of 2026.

🔑 BOTTOM LINE FOR BUYERS & SELLERS
Buyers: You still hold negotiating power. Homes are averaging ~97% of list price, and inventory remains elevated by historical standards.
Sellers: Strategic, hyper-local pricing is critical. The seasonal lift is real, but it's not a rising tide lifting all boats.

Spring 2026 is a market of selective action — not a broad recovery. Watch inventory levels and employment data closely as we head into Q2.

What new mortgage rules for 2018 mean to Home Buyers

The federal government and the banking regulator OSFI (Office of the Superintendent of Financial Institutions) have already taken steps to cool the housing market in Canada and now they’re at it again. The new “stress test” regulation is aimed at those mortgage borrowers who have 20% or more down payment. The new regulation requires mortgage consumers to qualify for a mortgage based on an interest rate that is 200 basis points (2%) higher than the actual contract rate (the actual rate you’d pay). This could result in Canadians either qualifying for a much smaller mortgage or even disqualify some from entering the housing market.
